Starvia by Y Suites is a new student residence in Fortress Hill with 246 bed spaces across studio and 2-to-4-bedroom shared units, two minutes' walk from the MTR and part of the Y Suites global student-accommodation network. New Forward Technology delivered the full-building ELV design for the project, planning network, access control, surveillance, IoT, and management software as one coordinated stack.

Student housing places heavy demands on the network — online classes, streaming, and many devices online at once. New Forward designed the building-wide Wi-Fi AP network, planning AP positions floor by floor to cover every room plus the shared lounges, study areas, and fitness zone, supporting high-density connectivity and seamless roaming between floors. For entry management, facial-recognition access terminals work with an intercom system: residents enter hands-free by face, visitors are verified over the intercom before being admitted, complementing the residence's 24-hour management model. CCTV with AI facial analytics provides intelligent detection at entrances and common areas, raising real-time alerts on abnormal events with recorded footage for tracing.

A key part of the solution is pairing hardware with software: New Forward designed the project's IoT solution and dormitory-management software, linking access permissions and tenancy workflows — check-in activation, check-out deactivation, visitor management — with each subsystem, so the operations team manages the entire building from a single platform, balancing resident experience with operating efficiency.
